Investing in Arizona land

| Congratulations on making an effort to become more knowledgeable on investing in Arizona land. I have seen some astronomical gains(2x, 3x, 4x and more in a single year) in prices of parcels of land over the last 6 years in Arizona. While it is easier to reason why someone would pay less for a parcel in such a short time(sold only a fraction of original parcel, helping a friend or family member, more than money was used as payment in the transaction...). Why would someone pay over 4x what is was purchased for less than 1 year ago? Did the second buyer get ripped off or did they know something that most of us do not? Since the prices of land (on average) never decreases, with the exceptions of selling due to hardships or panic, we must conclude that the latter is true.
On a quartely basis, I will be sending an e-newsletter to interested parties. Its mission - Provide education on the process, pitfalls, risks and rewards of investing in land in Arizona.
Having established the key in making a wise investment in land is knowledge, the 'AZ Land Investor' newsletter will explore how to ascertain it.
